Landed immigrant or work permit status, along with proof of stable employment or income in Canada, rounds out what most newcomer programs are looking for.
Down payment requirements for newcomers
Some newcomer programs allow a lower down payment than the general market minimum, particularly through certain bank programs designed to attract new-to-Canada clients. Down payment source still matters here too, funds from abroad need a clear paper trail, similar to gifted funds, so plan for that documentation early.
